Scarcity in the market
The luxury country property market in Andalucía is a beautiful one. We adore working in this sector because we get the opportunity to visit beautiful and almost undiscovered areas of Andalucía sometimes. We get the opportunity to savour the history of our home, by trying local delicacies. And of course, through our work we get to visit and have the honour to sell some incredibly beautiful country properties, country estates, country villas…
We have been in the market for almost 25 years and have seen many changes over time. What we can tell you without a doubt is that some opportunities are incredibly rare. It’s a gut feeling and we feel we owe it to you to share this information with you. Right now, there is a lot for sale, but not everything is built to the quality, and styled to the standards that we have at Villas & Fincas. As you well know, we like to present only the crème de la crème to you so that you can make the most of your golden opportunity.
Currently, especially in a range of 15-20 minutes distance to the nearest beach, there are not that many luxury country homes for sale anymore. For starters, the first, second, third and fourth beach lines are now being filled up with new build projects. So physically, it is very difficult to find anything within this distance. The housing prices have increased by approximately 35% in the last 5 years. But we notice that our biggest market is till dominated by clients looking for properties around the million euro mark. A simple rule of three will tell you that the number of luxury country houses around the million mark are incredibly scarce, considering that also in our market prices have increased drastically in the last years.
In the last year we noticed a “hunger” for million euro properties. In fact, we sold the few that were left under 1 million. Also this spectacular villa in Casares for 890.000€ … We started a scavenger hunt to find more beautiful country properties under the 1.000.000€ mark, but it is so, so complicated!
