In today’s blog we want to take it a step further. We won’t just be talking about what you can do to prepare for a sale. We will tell you what to do that will guarantee a sale.
When you step into the mind of the buyer, you know that the first impression is worth millions. It is defining for whether or not the buyer will continue the viewing with open eyes, and consequently, whether they will want to organise additional viewings. Baring this in mind, what are the first things that buyers notice if a house is not fully prepped?
- Cleanliness and tidiness
- Small imperfections in furniture and walls
- Unlandscaped gardens
It’s all about the details
You read that right! Often we don’t need you to paint your entire house on the exterior and interior. More likely, we talk about patching up imperfections and cleaning dirty finger prints! We don’t want you to invest in new furniture nor expensive decoration. But set the table, brew some coffee or bake a cake before viewings so a house smells like home! Ensure your windows and doors are open so your house is nicely ventilated!
Finally and most importantly, take a look at your garden. Buyers for Andalucía find the exterior spaces of crucial importance since that is where they will be spending most of their time: out in the sun! If your home looks impeccable but your garden looks scruffy, this could be a major setback for the buying client.
What can you do to make sure your garden looks great without making large investments?
- Mow your lawn
- Remove weeds
- Remove fallen leaves from terrace and/or lawn
- If you have palmtrees, make sure they are cleaned
- If you have larger bushes, make them have either sharp edges, or round edges. They shouldn’t look wild & overgrown
- Add colour accents!
- Think of Andalusian terracotta pots with some vibrant colours
- Think of planting some blooming flowers in your flower beds
- Think of placing colourful cushions on your sun beds and chairs
