A spectacular equestrian estate near Medina Sidonia, Costa de la Luz, Andalusia. A true horse lovers paradise. With 40 hectares of gently sloping grazing land, this is an equestrian property where the horses have complete freedom.
The current owner takes pride in breeding and training the horses in this stunning natural setting. All attention in creating this unique equestrian estate was focused on the horses. Next to the 148m2 stables, there is a 400m2 barn or covered arena. This last one we haven’t taken into account in the built size.
The two bedrooms main house and bodega count in total with 300m2 build size and the caretaker’s house measures 161m2. The location, at walking distance from Medina Sidonia, overlooking the surrounding countryside is prime. Furthermore, this property and its grounds are maintained and kept in a top quality condition. An absolute jewel, ready for the next owner to move in.
At present, the owner has approximately 45 horses. The license is for up to 90 horses. The fields are fully prepared with feeding and drinking trays and segregated in filed for the marries with foals, mares and young stallions. The studs are kept in the stables. In total there are 13 boxes. From the in total 40 hectares of land, approximately 15 hectares are seeded with hay, the remainder of the grounds are for the horses to graze. And of course, the equestrian facilities are complemented with a paddock for the mares with newborns foals and a foaling stable. The current owner, however, prefers the mares to foal free in nature, in the fields, if possible.
Furthermore, there is a large tack room, full of trophies, guest and staff toilets (M/F), a large haystack, grain silo, a horse shower area, an outdoor arena (30×20) and an indoor arena (20×20) which is currently in use as garage and storage. It would need a geotextile flooring before putting into use as an indoor arena.
The main house overlooks the premises and grounds. It has a large covered porch and opens into a double height wooden ceiling living/dining room with fireplace. Stairs lead to the billiard room, with an equal double height wooden ceiling. An impressive and charming architecture inside as well as outside. The billiard room opens up to a large roof terrace.
On the ground floor is a fully equipped kitchen and two ample double bedrooms that share a bathroom. The main house has ample terraces all around. On the back leading to a lovely domed bodega, with kitchenette. In front of an old bread oven. This is the entertainments area where many evenings are spent with friends and family, wining and dining overlooking the estate. If you think the main house is too small for you we will bring you in touch with the right people to obtain the licenses to adapt the house to your wishes.
The finca also has a large fruit and vegetable garden, providing a generous amount of organic crop. There is also a large chicken pen and turkey pen, even though the animals seem to be running free on the grounds. Next to the main house, there is a 3 bedroom staff house with a living room, kitchen, dressing room, bathroom and its own patio.
There is an abundance of water on the finca. An impressive old arched water deposit has been restored. It runs even under the rocks. It is filled by water from a spring that sprouts in this rock. There are several more wells on the finca and there is also a connection to the mains water system. The finca is connected to mains electricity as well and has a large backup generator. Hot water is provided by solar panels with electric backup. The house has central heating, with radiators, gas fired. The estate is connected to an alarm system with cameras.
As mentioned before, the whole estate is kept in an impeccable condition. It is ideally located close to the village, at 30 minutes from the airport in Jerez de la Frontera and just over 1 hour from Seville. Equally at a 30-minute drive from the Montenmedio equestrian centre and just over half an hour from the beautiful Costa de la Luz beaches. A unique opportunity for horse lovers.
