This is a truly unique country estate with an approved project for a residence, a rural hotel and an equestrian centre. It is conveniently located, close to Casares, with good access from the main road at only 20 minutes from Sotogrande and 30 minutes from Marbella. The plot of over 100 ha. of land offers stunning views over the Genal valley and towards the village of Gaucin. On a clear day, you can see the peak of Gibraltar and the Atlas mountains in the distance.
Building on rustic land is highly restricted these days. It is therefore quite exceptional to find a large plot of land with the possibility to build, so close to the coast. The natural beauty of the surroundings is spectacular. Wandering over the grounds you will find many old olive trees who have been preserved, as well as different types of oaks. The vegetation furthermore counts with a wide range of species, amongst others the wild asparagus and wild orchids. Driving to the top of the plot you will be amazed by the views, the tranquillity and the spectacular natural beauty of this area. Even though the plot is located in the hills, it has many flat areas, very suitable for grazing. The estate already has various paddocks in place. All with a proper wooden fence and an automated water-system. Water is provided by several wells and boreholes. Electricity is on solar power at present yet there is easy access to connect to mains electricity.
There is an old traditional Cortijo or farmhouse on the plot, which restoration forms part of the project. You can see that the original building goes back a long time in history. One of the arches seems to date from the Roman era.
The approved project holds different elements:
A Rural Hotel: In the project, the old Cortijo is converted into a 13 suite rural hotel (550m2), with reception area, lounge, a restaurant, spa (75m2), large pool area with terraces (690m2) and spacious parking (370 m2).
A residence: The house has been designed in Cortijo style with an interior patio. The ground floor including the patio holds 950 m2, the tower room has 50m2 and so has the basement, where the machinery is planned. These buildings can be converted into another 50 bedroom hotel.
Equestrian facilities: A largely covered sand school is included in the project together with 45 stables, a tack room and office and a large storage room in the basement. The total m2 built size is app. 3.500 m2. An outdoor arena can be added without any problem.
The price published refers to the obtaining of the shares of the company owning the land, including the provision of the applicable building licenses on the company’s name. The construction itself is not included.
