This magnificent site offers a fantastic opportunity to anyone requiring a sizeable plot of land for development. Located just outside Ronda in the heart of rural Andalucia, it is surrounded by beautiful countryside, but still within only 50 kilometres reach from the coast.
There is an immense 1000 hectares of land available with this site, spanning the towns of Ronda, Cartajima, Juzcar and Alpandeire.
The southern area of the plot contains a rather expansive mountain range and woodland and either side of the A-369 Algeciras road are two level plots suitable for development. The main finca was built in 1985 and offers two attatched houses constructed over two levels, each with a surface area of 220m². The houses are beautifully finished inside and out and one contains a sauna. Their elevated position has a stunning aspect across the land and towards Ronda.
A second entrance leads into a self-contained apartment of 35m², which is ideal for summer lettings.
The finca is surrounded by landscaped gardens and at the rear of the property is a generously sized swimming pool measuring 8 × 4 metres.
Investment Opportunities:
This dramatic plot of land, due to its size and geography, offers many opportunities to investors. A few possibilities have been highlighted below.
Alternative energy:
Negotiations are currently underway to install wind turbines on the crest of the mountainous area of the land. It has been estimated that each turbine could generate 5,000 euros per megawatt of energy produced. Plans state that there is room for 12 turbines, potentially generating 4 megawatts of power each.
The finca itself has a self-supporting wind/solar renewable energy system, although a grid connection is also possible.
Rural hotel:
Architectural plans have already been drawn up for a rural hotel and the land has been granted a ‘caza mayor’ for hunting pursuits. This could be a great opportunity given that Ronda is one of the most popular tourist destinations in Spain.
‘Proyect’ development:
With its proximity to Ronda this plot would be well suited for development and again plans are available for new-build villas of up to 220,000m².
Agricultural purposes:
The large barn and surrounding land on the northern area of the plot provides the perfect facility for the breeding of live-stock and farming.
